More importantly, the answer reveals something deeper.

The same traits we observed in the most successful launches of 2025 are once again present in this project.

One consistent pattern among high-performing launches is a strong, undeniable location.

River Modern sits in River Valley (District 9) along the Singapore River, within the Core Central Region (CCR) — one of Singapore’s most established residential districts.

The development also enjoys direct access to Great World MRT station on the Thomson-East Coast Line, with seamless connectivity to Orchard, the CBD and Marina Bay.

In Singapore’s property market, connectivity + centrality remains one of the strongest demand drivers.

Buyers know that homes in well-connected central districts tend to:

  • attract long-term owner-occupiers

When the price gap between RCR and CCR begins to narrow, buyer psychology naturally shifts.

If buyers are already comfortable paying close to $3,000 psf in the city fringe, it becomes much easier for them to consider stepping into a prime CCR location for just a small premium.
